MAINTENANCE & ENERGY MANAGEMENT PROGRAM for EXISTING installations OR designed into NEW projects:
  • Designed to assist the responsible person for the safety and operation of electrical networks, in terms of the OHS act:
    • Owners of buildings & properties,
    • Home owners associations (HOA),
    • Section 21 companies,
    • Councils.
  • Typical electrical installations that benefit:-
    • Sectional title complexes main network,
    • Security complexes, Golf and Wildlife estates reticulations,
    • Building MV/LV installations for:
      • Clubhouses,
      • Office blocks,
      • Shopping complexes,
      • Hospitals,
      • Hotels, etc.
  • Maintenance & Energy Management program includes:
    • Municipal account analysis to ensure correct tariff structures and rebates are applied.
    • Maintenance Management ensures a safe, efficient and productive installation preventing electrical faults, overloading of circuits and neglect of equipment.
    • Energy management, as per SANS 204, ensures that the maximum energy is saved, and the remainder consumed efficiently, where and when required.
    • Energy saving equipment and devices are constantly evaluated by CPE for feasible application.
  • Professional Consulting Engineering services on new projects
MUNICIPAL ELECTRICAL ACCOUNT ANALYSIS:
  • Council Electrical energy account verified for:
    • Correct and most economical rates and tariff ensured,
    • Council rebates and discount for applied for,
    • Reduced Network access charges where possible.
    • Council discounts applicable to your account claimed.
  • Savings on your Municipal energy account cover the cost of energy saving installations.
  • Sub-metering is verified to ensure full recovery of your total energy account plus services.
  • Huge monthly savings obtained by management of Municipal electrical account.
MAINTENANCE MANAGEMENT PROGRAM:
  • On site audit of the installation done to compile an electrical equipment database.
  • A scheduled Maintenance Management Program complied per component.
  • Annual visual installation inspections and fault reporting done by CPE staff.
  • Installation earthing, and component performance, loading and condition, are measured, tested and recorded annually by CPE.
  • Switchgear calibrated and insulation oil of switchgear and transformers tested by specialists.
  • Remedial and component replacements where required, monitored, listed and specified.
  • Unsafe installations and hazards reported to be made safe without delay
  • Repair works specified by CPE can be attended to by your OWN maintenance staff/electrician, or quotes can be obtained from reputable contractors by CPE.
  • Huge cost and down time saved by PREVENTING damage due to faults, and installation electrical losses are kept to a minimum, causing further savings on your energy consumption.
  • Details of the program are available on request.
ENERGY MANAGEMENT PROGRAM:
  • Energy saving and efficiency is managed, and improved over time, as an ongoing concern.
  • Load requirements analyzed to ensure maximum energy usage during off peak periods (low unit cost periods).
  • Manage and save on energy consumption by controlling of electrical loads.
  • Manage & control Maximum Demands and Network Access Charges to your financial benefit.
  • Remote monitoring of energy consumption, demands and building efficiency.
  • Generator conditions and loads monitored remotely.
  • Energy saving procedures are proposed and considered for implementation – manually or automatically.
  • With ever increasing Municipal rates, energy consumption need to be managed on a continuous basis to ensure maximum affordable efficiency and therefore remarkable savings that can be verified.
ENERGY SAVING EQUIPMENT: (Also designed from scratch into new installations)
  • In terms of SANS 204 energy saving and efficient appliances and procedures are specified, and these requirements implemented by:-
    • Affordable energy efficiency and energy saving obtained on lighting, (T5, T8, LED, CFL, Fluorescent, MH)
    • Presence and vacancy monitoring used to control lighting, A/C, heating and ventilation.
    • Daylight harvesting used in providing minimum light levels required.
    • DALI lighting control of light levels via KNX controllers can be implemented.
    • Refrigeration temperature controllers to save up to 20% of refrigeration energy,
    • Air Conditioning controllers maximize old existing A/C units efficiently,
    • Electric motor controls, starters and power factor correction equipment designed into the network.
    • Alternative saving energy systems used on the control of water- underfloor- and area heating to save energy.
    • From an affordable BASIC KNX building management system to a COMPREHENSIVE automated Building Management System can be provided by CPE from the design stage up to programming and
commissioning – CPE is certified KNX partners,
    • Power factor correction calculated, designed and verified,
  • Eskom subsidies on energy saving projects up to R3m/1MVA investigated and submitted for implementation.
  • Annual energy licenses as per SANS 204 issued per installation by CPE Engineers.
  • Equipment with proven short and feasible payback periods calculated and proposed to the client.
  • Energy savings can be measured and verified by CPE.
INDICATION OF PROFESSIONAL FEES;
  • As an indication of fees, to allow for an annual inspection,-preventative testing, -a work required & energy efficiency report, the following rates can be estimated (VAT excluded) :-
    • Maintenance Management
      • For Residential townships and sectional title complexes, fees range from approx. R5.83 per month per living unit, to R22.60 per month per living unit for typical Golf Estate type installations consisting of MV & LV networks and include saving proposals on streetlights,
      • For Clubhouses, Commercial, Office and Shopping Centre type of electrical installations, fees may vary, from R1.28 to R8.87/sqm of total floor area per annual inspection including continuous energy management and monitoring.
      • A minimum of a 10% fee will be charged on the value of remedial work and additional installations and equipment specified, and/or tests and calibrations arranged by specialist contractors, such as calibrations and oil testing.
    • Energy audits on Municipal accounts and installations
      • Time and cost Professional fees will be apply on Municipal energy account analysis, energy audits and energy saving installation proposals and procedures.
      • Then - If NO savings can be achieved NO fees will be charged!
      Simple as that!
